The challenge
The building manager had two problems and assumed only one of them was ours. The first was a low-slope roof that had been patched by four different contractors and was now holding water for days after every rain. The second was that forty flats were occupied, the car park sat directly below the working edge, and nobody was moving out for a week. Most of the quotes she received priced the roof and ignored the building underneath it.
What we did
We opened a test cut before quoting anything, which is how we found that roughly a third of the insulation was saturated and would have quietly destroyed a new membrane from below. That changed the scope from an overlay to a full strip. From there the job was as much logistics as roofing: deliveries scheduled before eight, the loudest fastening work confined to the middle of the day, one stairwell kept clear at all times, and the car park closed in sections rather than all at once so nobody lost a space for five days. The roof itself is fully adhered TPO with tapered insulation building fall towards the existing drains, every seam heat-welded and then probed by hand along its full length.
The result
Five days, forty occupied units, and not a single complaint logged with the management office. The finished surface was flood tested before handover and drained clear within the hour. The manager has since put two more buildings in the same portfolio through us.
