We strip the roof to the deck. Every soft or rotted board comes off and gets replaced before anything goes back on, because a perfect shingle installed over a compromised deck is a warranty claim waiting three years to happen. Then we rebuild the system properly: ice and water barrier at the eaves and in every valley, synthetic underlayment across the field, new step and counter flashing at every wall and chimney, and a ridge vent that finally lets the attic breathe.

Where the price actually moves
Square footage is the least interesting number in a roofing quote. Pitch determines how fast a crew can safely work. Existing layers determine how much comes off and how much disposal costs. Complexity — valleys, dormers, chimneys, skylights — determines how much of the job is flashing detail rather than field. And decking condition, which nobody can see until the old roof is off, is the only genuine unknown. That is precisely why our estimate states the contingency up front instead of discovering it on day two.
