Almost every expensive roof was a cheap roof eighteen months earlier. Flashing lifts, a boot cracks, a valley starts holding debris — none of it leaks yet, and none of it is visible from the ground. By the time a stain appears on a ceiling, the deck underneath has usually been wet for a season.
An inspection is simply the moment you find out before the water does. We walk the field, check every penetration, and then go into the attic, because the underside of the deck tells the truth far earlier than the shingles do — daylight through the sheathing, rusted nail tips, compressed insulation, a bath fan venting into the roof space instead of out of it.

What the inspection actually covers
The field is the easy part. The value is in the details that fail first: step and counter flashing at every wall and chimney, pipe boots, skylight kerbs, valley condition, ridge and soffit ventilation balance, and the fasteners holding it all down. We also note anything that will affect a future insurance claim — prior repairs, mismatched material, layers of old roofing — so that if a storm does arrive, your documentation already exists.

If the roof has years left in it, the report will say so. We would rather inspect your roof four times than replace it once too early.

If the damage is storm or hail related, usually yes. We document the roof the way an adjuster needs to see it, file alongside you, and meet the adjuster on the roof so nothing gets quietly trimmed from the scope.
Every estimate states a decking allowance up front, so rotten sheathing is priced before we start rather than discovered afterwards. We photograph every board we replace and only charge for what is actually swapped.
Yes. Twelve months interest-free for deductibles and smaller repairs, or terms up to twelve years for full replacements. Approved storm claims usually mean you pay the deductible only and we invoice your insurer directly.
Two warranties, both registered before we leave. The manufacturer covers the materials, and our own workmanship warranty covers the installation itself — including flashing, penetrations and the ventilation work.
