The reputation is unfair and entirely earned by installers. A skylight is a hole cut through the weather surface of your house, and everything depends on how that hole is closed back up. Sealed with mastic and a prayer, it will drip within two winters. Built on a proper curb with the manufacturer’s own step and head flashing, it will outlive the shingles around it.
We frame the opening square, set the unit on a curb rather than flat to the deck, run ice and water barrier up the sides and over the head, and then flash it with the kit made for that exact model. No improvised metal, no substituting one brand’s flashing for another’s because it was on the van.

Where the price actually moves
The unit itself is the smaller half of the number. Fixed costs least, vented more, electric and rain-sensing more again. What really moves the total is what sits between your ceiling and the roof: a skylight in a vaulted room is a short shaft and a straightforward day, while the same unit above a flat ceiling needs a boxed shaft built, insulated and finished through the attic. Rafters that must be cut and headed off add framing work on top.
We will not cut an opening we cannot flash and close the same day. A skylight is never left under a tarp overnight.

Every estimate states a decking allowance up front, so rotten sheathing is priced before we start rather than discovered afterwards. We photograph every board we replace and only charge for what is actually swapped.
Yes. Twelve months interest-free for deductibles and smaller repairs, or terms up to twelve years for full replacements. Approved storm claims usually mean you pay the deductible only and we invoice your insurer directly.
Two warranties, both registered before we leave. The manufacturer covers the materials, and our own workmanship warranty covers the installation itself — including flashing, penetrations and the ventilation work.
