Why nobody will give you a number over the phone
It is the first question every homeowner asks and the one no honest contractor can answer without seeing the roof. Not because the price is a secret, but because square footage is the least interesting variable in the whole calculation.
What we can do is explain exactly which factors move the number and by roughly how much, so that when three quotes land on your table you can see why they differ instead of assuming the cheapest one found an efficiency.

The four factors that actually move the price
Pitch comes first. A walkable roof and a steep one are different jobs with different equipment, different safety requirements and very different daily output from the same crew.
Then layers, because everything already up there has to come off and go into a skip that is charged by weight. Then complexity — valleys, dormers, chimneys and skylights are flashing detail, and flashing detail is slow. On an intricate roof, the field is almost the easy part.
The one number nobody can see in advance
Decking condition is the genuine unknown until the old roof is off, and it is where quotes quietly diverge from final invoices.
- A stated per-sheet rate for replacement decking, agreed before work starts
- An allowance in the quote rather than a surprise on day two
- Photographs of the bare deck before anything covers it again
- A written record of what was replaced and why

Reading the gap between three quotes
When one quote is dramatically lower, something has been left out of it. Usually it is the underlayment specification, the flashing, or the assumption that the existing decking is fine.
A quote that does not mention decking is not cheaper. It has simply moved that conversation to the morning of day two, when you have no leverage left.
Compare the exclusions rather than the totals. Ask each contractor what is not in their number, and you will learn more in five minutes than the price comparison tells you at all.
Where you can and cannot save
Timing helps. Late autumn and midwinter are quieter, and scheduling flexibility is worth real money to a crew trying to fill a week. Choosing a mid-range shingle over a premium one is a legitimate saving that costs you very little in service life.
What does not save money is skipping ice barrier at the eaves, reusing old flashing, or going over an existing layer to avoid disposal costs. Each of those buys a few hundred now and shortens the roof by years.
