Flat roofs fail at the edges, not the middle

A low-slope roof spends its life holding water rather than shedding it, so every weakness gets tested continuously instead of occasionally. The field of the membrane is almost never the problem. The failures are at the perimeter, around the drains, at the curbs, and along seams that were welded on a cold morning by someone in a hurry.

We install fully adhered single-ply — TPO or EPDM depending on the building and the exposure — with heat-welded seams that are probed by hand afterwards rather than trusted. Where the deck has no fall at all, tapered insulation builds it in, because a drain the water cannot reach is only a decoration.

What you actually receive

  • Heat-welded seams probed by hand along their full length before sign-off
  • Tapered insulation where the existing deck holds standing water
  • Every curb, vent and drain flashed with membrane, not sealed with mastic
  • A flood test on the finished surface where the detail warrants one

Where the price actually moves

Penetrations are the real cost driver. A clean rectangle of roof goes down quickly; the same area studded with vents, units, curbs and skylights is mostly detail work. Insulation thickness moves the number too, and so does the answer to one question asked early: does the existing membrane come off, or can the new system go over it? We open a test cut before quoting rather than guessing, because wet insulation left underneath will destroy a new roof from below.

Standing water is not a defect on its own. Standing water forty-eight hours after the rain stopped is.

Frequently Asked Questions

How long does a roof replacement take?

Most homes are dried in on day one and finished within three. Weather is the only real variable, and we will not open a roof we cannot close again the same day.

Will my insurance cover this?

If the damage is storm or hail related, usually yes. We document the roof the way an adjuster needs to see it, file alongside you, and meet the adjuster on the roof so nothing gets quietly trimmed from the scope.

What if you find rot under the old roof?

Every estimate states a decking allowance up front, so rotten sheathing is priced before we start rather than discovered afterwards. We photograph every board we replace and only charge for what is actually swapped.

Do you offer financing?

Yes. Twelve months interest-free for deductibles and smaller repairs, or terms up to twelve years for full replacements. Approved storm claims usually mean you pay the deductible only and we invoice your insurer directly.

What does the warranty actually cover?

Two warranties, both registered before we leave. The manufacturer covers the materials, and our own workmanship warranty covers the installation itself — including flashing, penetrations and the ventilation work.

Do you work on commercial buildings?

About a third of our work is commercial or multi-family, most of it over occupied buildings. Flat and low-slope membrane, standing-seam metal, phased scheduling and night work where tenants cannot be disturbed.
